With Winter right around the corner, it may be time to replace your old roof. Here are some signs that it may be time for an upgrade:before & after roof
  • Age: Most experts agree that a typical roof will last between 20 and 25 years. It also depends on whether the current roof has one layer of shingles and is properly ventilated. If the roof was installed over another layer and is older than 20 years, chances are you need a new roof.
  • Curling or Buckling: Shingles that are curling or buckling are another sign that you may need a new roof. If you see that this is happening it could mean that your shingles are past their life expectancy.
  • Missing or Broken Shingles: If you see that your roof shingles are falling apart or missing in the valleys, you could be susceptible to roof leaks.
  • Chimney Flashing: An older chimney may be flashed with cement or tar. It may be time to replace with a metal flashing system.
  • Shingle Granules: When cleaning your gutters, look and see if there are any shingle granules or look to see if any of the granules have worn away.
  • Seeing daylight through roof boards: If you notice a spongy feeling when walking on the roof or if you see daylight coming through the roof boards it is likely time for a new roof.
